Can my landlord raise my rent in Spain?
Within a running contract your landlord can update the rent only once a year, and only if the contract provides for it; the annual rise is capped by an official reference index that replaced the IPC (consumer price index) for this purpose — recent caps have been roughly 2–3%.
So a mid-contract increase well above that cap isn't lawful. At renewal beyond the legal minimum term, different rules apply, and in zonas tensionadas the new rent is also limited.
