We sell trust. So we show our work.

You're a foreign buyer about to commit real money on a property you can't easily inspect. VeoTrust only earns that decision if every figure is real, cited and honest. Here is exactly how it works.

The one rule everything is built on

Zero fake data.

Every number in a VeoTrust report is a real figure from an official source, or it is shown as No data. We never invent, estimate or round a fact into existence. If a registry doesn't publish it, neither do we.

Built on public registries

Our sources are the same ones a notary and a lawyer use.

Dirección General del Catastro

Property identity — the exact parcel, surface, use, floor and year built, from the official cadastre rather than the listing photos.

Colegio de Registradores

Ownership, mortgages, liens and charges via the Nota Simple, plus official foreign-buyer demand statistics.

Agència Tributària de Catalunya

The real transaction taxes — ITP on resale, IVA + AJD on new builds — at Catalonia's actual progressive rates.

Generalitat de Catalunya

Rent-control zones (zonas tensionadas) and registered-sale prices by Barcelona neighbourhood and district.

MITMA / MIVAU

Official municipal home-price benchmarks (valor tasado) across every Catalan town we cover.

Registro Público Concursal

Public insolvency screening of the seller or developer — the bankruptcy risk a buyer rarely checks.

How the report is built

Transparent methodology, not a magic number.

Score

The VeoTrust Score is not a black box

It's a weighted composite of five checks — property identity, price, regulatory risk, true cost and foreign-buyer complexity. Every block shows the level it scored and the exact registry behind it, so you can see why the number is what it is.

Price

Real prices, finest first

We benchmark against the finest official figure available — Barcelona neighbourhood, then district, then municipality, then province. These are registered transactions (Generalitat) and valor tasado (MITMA/MIVAU), not portal asking prices.

Cross-check

The listing against the official record

When the exact unit is pinned, we cross-check the year built and the surface the listing claims against the cadastre. A mismatch is surfaced as a flag — the difference between a clean title and a costly surprise.

Your data & privacy

Handled the way you'd want your own to be.

We don't scrape the listings

We never touch Idealista, Fotocasa or pisos.com servers. You paste or confirm the details; we verify them against the official record. Their terms — and the law — matter to us too.

Your data stays yours (GDPR)

We store your checks so you can return to them. You can delete any single report — or your whole account — at any time, and it's gone. No quiet retention.

We don't sell your data

No data brokers, no ad networks, no reselling your searches. What you check on VeoTrust is yours alone.

Payments handled by Stripe

Card details go straight to Stripe (PCI-DSS Level 1). VeoTrust never sees, touches or stores your card number.

What VeoTrust is — and isn't

Honest about our limits. That's part of the trust.

Not legal or tax advice

VeoTrust is an automated due-diligence aid. It doesn't replace a notary, a buyer's lawyer or the official Nota Simple — it tells you in minutes whether a property is worth their time, and exactly what to dig into.

Where a figure isn't published, we say so

No estimates dressed up as facts. “No data” is an honest answer we're willing to give — and the reason you can trust the numbers that are there.
