Resale homes carry Catalonia’s progressive ITP transfer tax (10% to 13%, in force since June 2025); new builds carry 10% IVA + 1.5% AJD instead. On top sit the regulated notary and Land Registry tariffs (RD 1426/1989 and 1427/1989) and a gestoría. What taxes do I pay when buying a property in Catalonia?+
On a resale home you pay ITP (Impuesto sobre Transmisiones Patrimoniales), which in Catalonia is progressive: 10% up to €600,000, 11% to €900,000, 12% to €1.5M and 13% above. On a new build you pay 10% IVA plus 1.5% AJD (stamp duty) instead. Both then add notary and Land Registry fees.
How much are the total buying costs on top of the price?+
In Catalonia, budget roughly 10–13% on top of the purchase price. The transfer tax (ITP) is the bulk of it; notary fees, Land Registry fees and a gestoría make up the rest. The calculator above gives the exact figure for your price.
What is ITP?+
ITP is the transfer tax on second-hand (resale) homes in Spain, set by each region. Catalonia applies progressive rates from 10% to 13% depending on the price, in force since 27 June 2025.
Do mortgage costs change the total?+
Slightly. Since a 2018 law the bank pays the AJD stamp duty on the mortgage itself, so the buyer's main mortgage-related cost is the property valuation (tasación), a few hundred euros — added when you tick 'with a mortgage' above.
