What the NIE is — and why it’s non-negotiable
The NIE (Número de Identidad de Extranjero) is the tax and ID number Spain gives to foreigners. You cannot buy a property, open a Spanish bank account, pay the transfer tax or sign the deed without one. Crucially, it is not a residence permit — it is simply your identifier in the Spanish system.
The three ways to get one
- 1. At a Spanish consulate in your home country — apply before you travel, so you arrive ready to buy.
- 2. In person in Spain at a Policía Nacional / extranjería office, with an appointment (cita previa). Appointment availability is usually the bottleneck.
- 3. By power of attorney — grant a poder notarialto a Spanish lawyer or gestor who obtains it for you. Common for overseas buyers who don’t want to travel for it.

- — The EX-15 application form.
- — Proof of the reason — for a purchase, typically the arras or a statement of intent to buy.
- — The Modelo 790 (código 012) fee form — a small fee, roughly €10.
- — In Spain, a confirmed cita previa.
Where it fits in buying
The NIE comes early. Once you have it you can open a Spanish bank account, transfer funds, and complete the purchase. For a non-EU buyer especially, the NIE is the gating step in a timeline that also includes the bank account, a non-resident mortgage if needed, and the deed — so it’s worth starting the moment you’re serious about a property.
