Property taxes when you buy in Catalonia

Buying a resale home in Catalonia, you pay ITP transfer tax — progressive from 10% to 13% — plus regulated notary and Land Registry fees, so budget roughly 10–13% on top of the price. A brand-new home from the developer is taxed differently: 10% IVA plus 1.5% AJD stamp duty.

Resale home
ITP · 10–13%

Progressive transfer tax on second-hand homes. Most purchases sit at the 10% base rate.

New build
IVA 10% + AJD 1.5%

VAT plus stamp duty, paid instead of ITP when you buy new from the developer.

ITP brackets (resale)

Catalonia's ITP is marginal — each band applies only to the portion of the price inside it.

What taxes do I pay on a resale home in Catalonia?+

On a resale (second-hand) home you pay ITP — the transfer tax. In Catalonia it is progressive: 10% up to €600,000, then 11%, 12% and 13% on the portions above €600k, €900k and €1.5M. On a €400,000 flat that is €40,000 of ITP; with notary and registry fees the total added on top is about 10.3% of the price.

What taxes do I pay on a new-build in Catalonia?+

A brand-new home from the developer is taxed differently: 10% IVA (VAT) plus 1.5% AJD stamp duty, instead of ITP. On a €400,000 new build that is €46,000 in tax, so the total added on top is about 11.8% — typically a little more than the resale equivalent.

What is the total cost on top of the price to buy in Catalonia?+

Budget roughly 10–13% over the asking price. That covers the purchase tax (ITP, or IVA+AJD on a new build) plus regulated notary and Land Registry fees and a gestoría. For a €400,000 resale home the all-in extra works out to about 10.3% (€41,275).

Do foreigners pay more property tax in Catalonia?+

No — the purchase taxes (ITP, IVA, AJD) are the same regardless of nationality or residency. As a foreign buyer you do need an NIE to complete, and if you are buying from a non-resident seller a 3% retention applies to the seller, not to you.
