How do I check a property has no debts, liens or charges?

To check whether a Spanish property carries debts, request a nota simple from the Land Registry — it lists every registered mortgage, embargo (seizure order) and easement against the home.

The nota simple covers charges registered against the property itself. Two debts it will not always show you also matter: unpaid community-of-owners fees and outstanding IBI property tax. Ask the seller for a community-debt certificate from the administrador de fincas and the last IBI receipt.

This matters because some of these debts follow the property, not the previous owner — so an unchecked purchase can make you liable for someone else's arrears.
