What is the comunidad de propietarios (community of owners)?
The comunidad de propietarios is the owners' community that runs and funds the shared parts of a building or development in Spain — you join it automatically when you buy a flat, owe a regular fee, and are bound by its rules under the Ley de Propiedad Horizontal.
Before buying, read the community's statutes and the last meeting minutes (actas): they reveal the fee, any planned special levies, and rules on things like short-letting or pets.
Unpaid community fees can follow the property to you, so always ask for a zero-debt certificate.
