How much deposit do I need to buy a property in Spain?
The reservation deposit (arras) to buy in Spain is typically around 10% of the purchase price, paid when you sign the deposit contract — and it is separate from the ~10–13% in taxes and fees you pay at completion.
The deposit counts toward the purchase price; the taxes and fees do not — they are an extra cost on top. So a buyer needs the deposit now and the transaction costs at the notary.
If you are also taking a mortgage, remember the bank lends against the price, not the costs, so the taxes and fees come from your own funds.
