What's the total cost on top of the price to buy in Spain?

Beyond the price, budget roughly 10–13% to buy in Spain: the purchase tax (ITP on a resale, or IVA + AJD on a new build) plus regulated notary and Land Registry fees and a gestoría.

On a €400,000 resale flat in Catalonia, that works out to about €40,000 of ITP plus a few thousand in fees — close to 10.5% all-in. A new build at the same price runs a little higher.

If you take a mortgage, add the bank's valuation fee; the mortgage itself covers part of the price, not these costs.
