What is the escritura in a Spanish property purchase?
The escritura pública is the title deed — the public document of sale you sign before a notary, which transfers ownership and is then lodged at the Land Registry in your name.
You sign it at completion, pay the balance and the taxes, and receive the keys. The notary then sends it to the Registro de la Propiedad so you become the registered owner.
The escritura is the deed; the nota simple is the registry's summary of it. You read the nota simple during due diligence and sign the escritura at the end.
