What taxes do I pay on a new-build in Spain?
On a brand-new home bought from the developer you pay 10% IVA (VAT) plus 1.5% AJD stamp duty (the Catalan rate), instead of the ITP transfer tax that applies to resale homes.
Because IVA plus AJD comes to 11.5% versus the 10% ITP base, a new build usually carries a slightly higher tax bill than an equivalent resale at the same price.
Notary and Land Registry fees apply to both, on top of the tax.
